Dayton's Not Dead: New 7 Brew Coffee Coming Soon

A new caffeine hotspot could soon join just down the road from Wright State University. 7 Brew Coffee, the fast-growing drive-thru chain known for its efficient delivery and customizable drinks, is one step closer to opening a new location. Across from Meijer, at the address 3919 Colonel Glenn Highway, the proposal is pending final approval from Beavercreek City Council later this month.

The planning and proposal

 Beavercreek’s Planning and Development Director, Randy Burkett, said the project has been in the works for several months.

“The rezoning process began in June when the developer submitted an application to change the site from B-2 Community Business to a Commercial Planned Unit Development,” Burkett said. “City Council approved the rezoning on Aug. 25, and since then, they’ve been reviewing the specific site plan to ensure traffic, safety and design standards are met.”

The proposed coffee stand 7 Brew will be about 790 square feet, with a modern brick and metal design similar to 7 Brew’s location on North Fairfield Road.  At the new location, it is proposed there will be a walk-up window. The layout continues the company's focus on drive-thru service, as a signature part of the brand.

Burkett said the design emphasizes smooth traffic flow.

“It’s a compact site, but it can handle about 21 cars in line without backing up onto Germany Lane,” Burkett said. “That’s been our biggest concern; making sure traffic flow works safely for everyone.”

City Council tabled the plan on Oct. 27, after concerns about vehicle stacking and visibility issues at the intersection of Germany Lane and Colonel Glenn Highway. To address this, the city worked with a third-party traffic engineer, who recommended a curbed island to restrict risky left turns.

That change will be reviewed at the City Council meeting on Nov. 24. If approved, the project will move into the zoning permit phase. That typically takes a few months, but with the holidays approaching, it could be longer.

Once permits are finalized, demolition of the former used car dealership on the site will begin to clear space for construction. The new site plan includes landscaping, LED lighting and improved sidewalks along Colonel Glenn Highway.

"The project aligns with Beavercreek’s long-term development goals," Burkett said

Though 7 Brew’s corporate office does not provide a public contact number or email, Burkett said the city’s coordination with Commercial Site Acquisitions, Inc., the company's developer, has been “transparent and cooperative.”

Student reactions

The conversation about a potential new coffee spot near WSU was news to students. Commuter students, many of whom travel along Colonel Glenn Highway on their way to WSU daily, were interested in the idea of a 7 Brew just down the street.

Harlee Zinn, a psychology major who commutes from Miamisburg, said convenience plays a crucial role in her coffee choices.

“It’s extremely important. It needs to be on the way to where I’m headed,” Zinn said. “I had not heard about 7 Brew opening across from Meijer, but that sounds exciting. It is great for students to have multiple options to choose from.”

Another WSU commuter student, Trevor Anderson, is a nursing major who often grabs coffee between classes and appreciates fast service.

“I do not have much free time, so something quick is appealing,” Anderson said. “I did not know they were planning one there, but I think a lot of people will find it cool. My commute is only about 15 minutes, and I go to campus daily, so I would stop there.”

As the city of Beavercreek awaits the council’s vote, students and local residents are keeping an eye on the proposal.

“It’s not final until council votes,” Burkett said. “But once they do, the community can expect another convenient coffee stop along one of Beavercreek’s busiest gateways.”
